Jake: Vertical integration. Start from the ground up, brick by brick. Control everything from the lease, acquisitions, on-site management, etc. Start your own managing company, control every aspect of it and grow from there. 

Gino: 1. Be able to walk away from a deal. If you're emotionally attached to anything, you have less power; don't lose that power.  

2. Start with the end in mind. Whenever you do something, start with what's going to end up at the end. What do you want to accomplish? 

3. Get out of your comfort zone and be uncomfortable. It's okay to be uncomfortable because that's the only way you grow in life.

Andrea helps people get over their fear of failure and rejection and today she talks to us about getting over and beyond the word NO and how you should not view it as a failure but as part of the destination to get to YES.  

How do you get over the disappointment or feeling of failure when you hear the word no?

  • Control how you respond with your actions and behavior—keep your actions positive.
  • Never berate yourself!
  • Set a daily or weekly number of NO goals and collect that number of NOs.

In today’s episode of The Art of Passive Income, Mark talks to student turned coach, David Banales. David is CRUSHING Facebook Marketing, and today he shares his journey with us; from finding The Land Geek model to now, 10 month later—being able to retire his wife so she can be a stay-at-home-mom, devoting her time to their WHY. Family is what's important to the Banales family, and land has helped them secure their future. Plus, David is on track to retire his father this year from their family owned business!

How did he do it in such a short period? He attributes his success to:

  • Taking massive action
  • Going the extra mile
  • And being persistent!

David, who is now coaching others on Facebook Marketing, shares the biggest mistake he sees others making when it comes to their marketing. Plus, he gives advice to those on the fence about which step they should take first.

David also shares with Mark that he found the county search to be the hardest. So how did he overcome the challenge of finding a county?
