If you’re unfamiliar with the area, it’s a good way for you to learn more about it. Feel confident in your abilities to negotiate the price on the property. You’re still the expert.

Scott: Get Adobe Voice. Through this app, you can do explainer videos. You can make a video one slide at a time and record your voice or music. It’s very simple. It’s like Powerpoint you can talk into, put it on the video, and share the video on YouTube or a website.

People want to know that they are dealing with a real person with a legitimate business and the best way to convey that is through phone communication! 

How can you take your buyer list from 2 to 200? 

  • Leverage the platforms. 
  • Be consistent—Always show up! 
  • Continuously move forward with marketing. 
  • Put yourself out there.
  • And most importantly, be responsive! 

PLUS, don't think of tire kickers as just tire kickers, they are potential future customers. They may not buy today, but if they are calling you they are interested so they will buy something, someday!

Tip of the week:

Mark: Check out Canva.com. And secondly, watch Impractical Jokers. This program has been around for four seasons now. It’s about four friends who make each other do pranks. I think it’s good training to help teach you to get out of your comfort zone of traditional social convention. By getting out of your comfort zone, you’ll be surprised by how far you can move the needle.

Scott:  I recommend Word Swag. It’s one of those apps that allows you to put in a picture and put some text in there and customize everything. I even used it to get my point across to my daughter. However, there’s a similar free app called Adobe Post.

  • Have a BIG purpose—A BIG why
  • Set BIG goals.
  • Take MASSIVE action—No Excuses!  

 A few ways you can take massive action in our niche:

  • Get a list 
  • Scrub it 
  • Price it and mail out offers 
  • Then process the accepted offers 

By taking these first crucial steps, it will set you up to take massive action on the next steps, which will ultimately lead to success. Even when it doesn't make sense you have to embrace the suck! Get outside of your comfort zone and you will rise and grow.

In today’s episode of the Art of Passive Income, Mark and Scott discuss the importance of writing down your goals every week in order to accomplish them and eliminate self-doubt. 

They also discuss the hustle and why you should not let up off the gas, even during the holidays. It's important to keep the deal flow flowing by: 

  • Mailings—Mail out EVERY week! 20 a day keeps the needle moving. 
  • Marketing—Keep the ads and marketing out there! 

Even if your phone is ringing now, once you take your foot off the gas, it gets quiet and you will have to restart the wheel to get it primed up!  It takes 1-2 months to get a flow going again. 

Also discussed: 

Recent deals—What do you do when the property you bought that is underwater? You raise the price! There is a market for everything, you just have to find the right message and the right medium.

Avoid gotta-own-land-itis! Why you need to stick with your numbers to avoid the price creep. 

Being aggressive when things slow down. 

Plus, they answer questions from the Periscope community on newbie tips and what to do with defaults.

Scott: Try www.HirePeter.com as your artificial, intelligence-based lawyer. You can cc Peter on emails, request signatures, generate contracts, and notarize documents. The site uses a Bitcoin kind of technology to validate the legally binding signatures.

Mark: Try AskSeeby.com, a start-up marketing assistant that helps with marketing needs that include finding leads, tweeting relevant content, proofreading emails and the list goes on. Text, Slack, or email for on-demand marketing assistance.

In today’s episode  Mark and Scott delve into marketing.

As sensationalistic as people may be, like Donald Trump, sometimes bad publicity is still publicity. Dan Kennedy even said, "if you’re not offending somebody everyday, you’re not working hard enough." That comes with a caveat, however. If you don’t do it right, your credibility could be at stake. You can come up with outrageous headlines that may bring traffic to your website but if you don’t deliver what you promised, you will lose followers. What you need to do is figure out how to break through the noise.

Your strategy should not alienate your audience.

Mark and Scott also talk about owning a house and being in real estate. Home ownership is at an all-time low and 50% of the renters are over 40 years old. Older adults are no longer buying homes; homes are no longer seen as an asset but a liability. With property tax and maintenance costs, homeowners could be a dying breed. As home ownership is going down, raw land becomes more valuable.

In today’s episode of the Art of Passive Income, Mark Podolsky, the Land Geek, and Scott Todd of ScottTodd.net talk about their latest and greatest podcast, the Art of Passive Income. Listen in as Mark and Todd give an overview of what to expect from the Art of Passive Income podcast and finally leave your solo economic dependency behind!

Hear Scott's story and learn how he went from vice president of a Fortune 300 company to solo economic dependency in less than eighteen months.

While vice president of the Fortune 300 company, Scott watched CNBC’s Jim Kramer, railing against the CEO of the company Scott worked for. Long story short, the CEO resigned and was replaced by a new management team. At that time, Scott had everything in this company—his career, his stock, and his retirement. At that time, he had been working there for eight and a half years! When Scott realized his job was in jeopardy, he immediately took action to build his passive income using Mark's model and the Investor's Toolkit. Eventually, his department was replaced but at that point he was able to leave his solo economic dependency behind...it only took seventeen months and three days, a bit quicker than Mark, who was able to replace his income from his investment banking job in eighteen months.

It’s important for everyone to know that it’s possible to build passive income as long as you have the desire to do so. Passive income will allow you to protect yourself and your family and create the life you want. This podcast will help you identify the right passive income model for YOU. Since Mark and Scott won’t be limiting the discussion to passive income from land and real estate, it’s going to be an adventure for them. Episodes will be dedicated to helping listeners get out of their solo economic dependency. Guests will include experts on creating passive income within their models. Mark and Scott will also explore different ways to create side hustles that listeners can systematize, automate, and delegate.
